About BFO Management
BFO Management is a growing real estate ownership and management company overseeing a diverse portfolio of office, retail, industrial, and operational properties across multiple markets. We are seeking a highly driven and detail-oriented Property Accountant who understands both accounting and real estate operations and can operate with an ownership mindset.
This is not a basic accounting role we are looking for someone who understands how leases, recoveries, tenant improvements, labor costs, and operational efficiency impact NOI and long-term asset performance.
Position Overview
The Property Accountant will be responsible for the full financial oversight of assigned properties, ensuring accurate reporting, lease compliance, CAM reconciliations, budgeting, and financial analysis within the property management system. The role works closely with ownership, leasing, and property management teams and plays a critical role in maximizing revenue and identifying cost inefficiencies.
Key Responsibilities Property Financial Management
- Maintain complete and accurate property financials in the property management system
- Perform bank reconciliations, balance sheet reconciliations, and financial reviews
- Ensure all transactions are properly coded and documented
- Identify and resolve discrepancies proactively
Monthly Close & Financial Reporting
- Complete monthly close process within strict deadlines
- Prepare:
- Property financial statements
- Rent roll analysis
- Cash summaries
- Aged receivables reports
- Variance reporting
- Deliver clean and accurate reporting packages to ownership
CAM Reconciliations & Lease Compliance
- Track recoverable vs. non-recoverable expenses by lease
- Prepare tenant-ready CAM reconciliations
- Ensure tenant billing aligns with executed lease terms including:
- Base rent
- CAM
- Real estate taxes
- Escalations
- Free rent periods and concessions
- Coordinate with leasing and management teams to ensure lease accuracy
Accounts Receivable & Collections Support
- Monitor AR aging and tenant delinquencies
- Assist with collections strategy and escalation reporting
- Ensure timely and accurate cash applications
Budgeting & Forecasting
- Assist with annual property budgets and monthly reforecasts
- Analyze budget vs. actual performance
- Identify cost-saving opportunities and operational inefficiencies
Tenant Improvement (TI) & Capital Tracking
- Track TI costs by property and tenant
- Maintain TI schedules and ROI reporting
- Analyze payback periods and lease deal profitability
- Support ownership with capital investment analysis
Labor Cost & NOI Reporting
- Track labor expenses by property and operational function
- Analyze labor cost as a percentage of revenue
- Assist leadership in evaluating operational efficiency and NOI impact
Qualifications
- 3+ years of property accounting or commercial real estate accounting experience preferred
- Experience with property management system required (Yardi Breeze Premier preferred)
- Strong understanding of:
- CAM reconciliations
- Lease administration
- Budgeting and forecasting
- Commercial real estate financial reporting
- Advanced Excel and financial analysis skills
- Strong organizational and communication abilities
- Ability to manage multiple properties and deadlines simultaneously
- Experience with office, retail, industrial, or mixed-use portfolios preferred
